Nothing here is personalised advice

Our calculators apply general, publicly documented formulas to the numbers you type in. They know nothing about your credit history, employment, existing debts, tax position, citizenship or residency status, or the specific property you're looking at — all of which materially change what a lender will actually offer you. Treat the output as a general illustration, not a recommendation about what you can afford or should borrow.

Before making a borrowing decision, speak to a licensed mortgage professional, and where relevant a qualified tax or legal adviser, in your own jurisdiction.

Estimates are estimates

The default rate shown for each country is a published national average, not a quote — your rate will depend on your lender, credit profile, deposit, and product. Default property-tax figures are state-level effective averages; your local rate is set by your county, municipality, or district and can differ substantially. We exclude home insurance, HOA and strata charges, Australian LMI, and closing costs from defaults entirely, because a made-up figure would be worse than no figure.

Data may be out of date

Mortgage rates move constantly. Our figures carry a "last updated" date and we refresh them on a best-effort basis — US and Canadian rates automatically from public data feeds, UK and Australian rates manually. There will be periods where a published figure lags the market. Always verify the current rate with a lender before relying on it.
